Three Projects That Add Value To Your Home

If you’re thinking of selling your home this year, we would be happy to discuss with you which of these projects would add the best value based on our experience. Even if you’re not planning to sell any time soon, updating and maintaining your home regularly shows you take pride in owning it and will set you up for success in the future!

1. Wash the exterior. A pressure washer can remove the buildup of dirt and grim and give your home a fresh look that can add serious value to your home ($10,000 to $15,000!). You'll also want to wash the windows (inside and out) and clean the gutters, downspouts and all doors, including garage doors.

2. Paint. Paint is a sure-fire way to boost the curb appeal of your home that's relatively inexpensive. Try to avoid unusual colors ans stick with the classics. Homes painted unusual shades can be appraised lower if they don't fit in with comparable homes on the market. Don't forget to paint the door, trim and shutters in a shade that complements the rest of your home.

3. Repair or replace the roof. If your roof is due for a replacement, it may be best to do so before you list it. Although it isn't cheap (asphalt shingle roof is around $7,500) if you install a new one before you list, you may have a return on investment. Even if your roof is still in good shape, consider hiring a professional to clean it. If you aren’t planning to sell your home soon, maintaining it may help you avoid expensive repairs in the future.
